How a building cleaning works

We start with a walk-through of the building — every dryer location, every access route, every common termination point. We then build a schedule that respects your access windows (most buildings prefer 9am–4pm weekdays), coordinate notifications with your front desk or property management portal, and work through units in a logical order that minimizes elevator and hallway traffic. Each unit gets a date-stamped completion record.

Compliance & documentation

Every unit gets a record: date, technician, observations, any issues flagged. The full file is delivered to you as a single PDF for the board, your insurance carrier, or your records. If a specific unit has a vent issue (disconnected duct, damaged hose, undersized line) we document it and recommend the fix — we don't quietly do work without authorization.

Pricing that scales

Per-unit pricing drops as unit count rises. A 200-unit condo building typically runs significantly less per unit than a single-family house, simply because we're already on-site and rolling. We'll quote you fixed pricing up front for the full job — no hourly surprises.

How long does a full building take?
Roughly 6–10 units per technician per day depending on access. A 100-unit building with our standard crew is usually 5–7 working days.
How do residents know when you're coming?
We coordinate with your management. Most buildings send a notice 7 days out and a reminder the day before. Residents who aren't home leave a key with the front desk.
What if a unit's vent has a problem?
We document it with photos and contact your point of contact. Nothing additional gets done without authorization. Common issues we flag: disconnected ducts behind the dryer, damaged outside covers, and lint blooming through a roof termination that's lost its cap.
Do you bill the building or the residents?
Typically the building or HOA, as part of a maintenance budget line. Some buildings choose to bill back per unit — we can support either.
