The single most common cause of AC-related ceiling and wall damage in Florida — and almost always preventable.

Your air conditioner removes 5–20 gallons of moisture from your home per day. All of it flows out through a condensation drain line — usually a narrow PVC pipe that exits through a wall, the soffit, or a floor drain. In South Florida humidity, that line is a breeding ground for algae, mold, and biofilm that can clog it in months. When it clogs, water has nowhere to go — and it ends up in your ceiling, walls, or pan overflow sensor.

What we do

We clear the drain line from outside in (or wherever the cleanest access is), using compressed air, a wet-vac, and an enzyme treatment that breaks down the biofilm that caused the clog in the first place. We test flow with water, confirm the float switch isn't triggered, and check the pan for evidence of past overflow. The whole service is usually 30–45 minutes.

Why it matters in Florida specifically

Year-round AC use plus high humidity equals constant drain line operation. We see drain line clogs happen in homes that ran their AC less than two years without service. The damage from one ceiling overflow — soaked drywall, mold remediation, painting — usually costs more than a decade of preventive drainouts.

How often you should do it

Annually, ideally before peak summer. If you've had drain line problems before, or your AC unit has an air handler in a closet over a finished space, every 6 months is smarter. We can schedule recurring service.

Frequently asked questions

How do I know my drain line is clogged?
The most common signs: AC stops cooling but the unit seems to be running, you find water around the indoor unit, you see brown spots on the ceiling under an attic air handler, or your AC's float switch shuts the unit off automatically.
Will an enzyme tablet from the hardware store fix it?
Enzymes prevent — they don't clear an existing clog. Once the line is blocked, you need physical clearing first. Then enzymes help keep it clear.
Is this the same as AC duct cleaning?
No. AC duct cleaning is about the air supply ducts (we don't do that). The condensation drain is the small pipe that removes water from the air handler — totally separate system. We do drain line clearing.
